Star Island

Star Island is the name most people already know, and for good reason. It's a guard-gated island with only around 34 homes total, and its resident history includes names like Gloria Estefan alongside a rotating cast of entertainers and tech money. When we place a client on Star Island, it usually means a private dock, sprawling grounds, and an infinity pool blending straight into Biscayne Bay. It's the closest thing Miami has to a single-address flex, and it's the first place we mention when someone says budget isn't the question.

Palm Island and Hibiscus Island

Just next door, Palm and Hibiscus Islands give us a similar level of waterfront exclusivity without the guard gate. This is one of the most expensive micro-markets in Miami Beach by median listing price, and the properties we've had access to here climb into nine figures at the top end. Quieter than Star Island in terms of name recognition, but every bit as serious once you're inside.

The Venetian Islands

San Marino, Di Lido, San Marco, Rivo Alto, Belle Isle, and Biscayne Island make up the Venetian Islands chain — more accessible than Star or Palm, with a mix of historic homes and newer construction, but still fully on the water with the quiet, residential character that draws our clients away from South Beach's noise. This is often where we land people who want the villa experience without needing the loudest address in Miami.

Hollywood Beach

A little further north, the Hollywood Beach villas we work with sit along quieter waterways like South Lake, trading some of the boldface-name energy for a more relaxed, laid-back version of the same waterfront lifestyle. Which One We'd Actually Recommend

Star Island and Palm Island lean toward maximum privacy and prestige. The Venetian Islands split the difference — water views, real exclusivity, more accessible pricing. Hollywood Beach leans relaxed.
